Garage potential? (Pics & Plans page 1)

    Been to the council today and he said: "Hmmm that sounds awfully big & you will need planning permission because its on a rear access lane".


    So i got me forms [:s]Christ so many questions [xx(].


    Gotta look through me local paper for "plans drawn" as its cheaper than getting a full surveyor...got that info from a surveyor who said they only have to do plans for 4 walls & a roof.

    right the planning permission guy was here yesturday, and he told me that you can cover you 50% of your garden with buildings like sheds etc, without applying for planning permission however if its bigger you need it

    not sure if that goes for all county councils but thats staffordshires rules at least according to the guy who was examaning something we are building here yesturday

    Just had the planning guy here to do my measurements and are as follows:


    Ineed 1 meter at end of garden before garage as a viewing slot for exiting garage.


    Decided on 17 feet wide (full width of garden) & 29 feet long.


    So internally I'm looking at about 15 x 27.


    One standard roller door entrance opposite 9 foot gap i already have in my end wall (left hand side as you look down garden).


    At house end i will have a door at right side (as you look down garden) & 2 slot windows facing house at top of wall allowing light but too small for athief to climb into.


    Plans are going to cost about 200 & that covers help with all the paperwork for the council.

    Everything in pic is to scale except for the cars as i dont know the dimensions of a mk1 golf & maybe a bora or passat unless you can help me (in metric).


    Its a pity about the meter of ground before the entrance but i gotta keep the council happy ;).

    nice....valley style :lol:, anyway looking back at my original plans i now binned that side entrance/pathway to keep the neibours away :lol:

    The misses would like some garden & where's the kid gonna play [:D]


    edit: i was going to put my work bench's under the 2 slot windows but decided to put it on the wall with the roller door on so passers by wouldnt be able to see my tools ;)

    OK, had a draft drawing back fromthe designer& looks good (post pics up in a minute) which will cost 200.


    Planning permission with council is 120 with a further 18.43 for the ordinance survey maps that must accompany 4 copy's of the plans.


    Had the designer help me with the forms & said i shouldnt have a problem with planning & when handed in i should get a reply within about 4-8 weeks from council.

    quick suggestion


    get a lintel included across the width of the garage about 8 foot inside - that way you can use it to mount a block and tackle



    looks ace though mate [:D]

    yeahbeen thinking aboutsomething strong as im going back to the gym & got some heavy bags packed away which i'd like to hang up.








    umm gonna get someone else to build this i think.

    Right i dropped in my plans & paperwork today to the council to await for planning permission with 120 costs [8(]& didnt have to pay for the ordinance maps as i found one with my house documents [:D].


    But was told then when it goes through i then have to pay another department to check the land & the footings when up & because i am in the 40-60m2 i will have to pay an extra 258 [:x]theiving basts!!!!


    Thats a total of 578 before i even pay a builder :o
