Garage potential? (Pics & Plans page 1)

    Yep seen a security specialist today & came away with some cracking idea's to use on my garage which i would never have though about myself & some quite simple requiring only a small amont of time to setup (obviouslly cant post them) but feeling much better about it now [:D].

    YES!!!!





    Received my Full Planning Permission this morning [:D]........i felt so good today :lol:.


    One particular they mentioned was:


    "Adequate drainage shall be provided to ensure surface water run-off from the proposed driveway shall not discharge onto the public highway".


    So i guess i just have to build a drainage seep hole where the pipe reaches the ground from the guttering at the back of the garage.


    Result.......gonna phone aroundthis weekend& get some quotes & maybe try to get a small digger in just to level the ground off ready for the footings.

    Cheeky git,Dubusiness gotit MOT'd today & i now have all underneath waxoiled after the repairs [:D].

    Right got my 1st quote today:


    Estimate to supply all materials & labour to erect garage only, footings, slab, walls, doors, windows, roof, electric to door.


    Sub Total 5330.00


    +VAT 17.5%932.75


    Amount Due: 6262.75


    Not sure what "electric to door" covers mind, im going ask them?

    Price sounds fair. My garage cost me 9k all in. Sorted the electrics
    myself though. Thats 8m x 4m roughly, with a 2.7m high pitched tiled
    roof, up and over door each end and a side door.

    if i was u id build the biggest garage possible even if it ment taking the garden up, what use is that bit of grass anyways? looks terrible.. u'll be kicking yourself if u build a door chipper of a garage, our house is recenently finished, double doors into it electric via remote button, WC fully heated and enough room for 4-5 cars... do it right build a big one

    oh and btw the door system is a merlin i think, quite a common make, hasnt failed yet even has a courtesy light

    Ramblin im gonna double check on the floor today :thumbup:.


    Deako i could but im useless at this kind of stuff as i have a week lower back & no good for digging [:^(].


    Golf Lad 69 ithink a 4 car garage is plenty as im only putting 2 in it ;), that bit of grass is 17 ft x 30 ft & will keep the misses & the (future) child happy :lol:.

    Right got another builder coming around saturday morning so going to see what he comes up with & been told by a builder friend to ask if they do a vat reduction if it's payed for in cash.

    Just been talking tothe Builing Firm& YES they said they will drop the VAT if i pay cash :clap:& the price does include the floor & electric to door means...........


    The fitting of a new electric door with 2 keyfobs & electric will be connected up to motor & electric installed into garage then wired back to house from relevent pointat back of house.


    Only thing i will have to pay for on top of price is the removal of excess soil to level off ground as garden was not seen before quote.

    hire a digger and trailor and sell the top soil if its gd stuff..
